Choose Your Model

Select from 12 models ranging from the 3-bedroom Arcadian (117 m², from €592,800) to the 7-bedroom Royalty (705 m², from €2,774,393). Review floor plans, specifications, and pricing with your Domus Invest consultant. No obligation at this stage.

Select Your Plot

Domus Invest presents pre-assessed plots across Marbella, Benahavis, Estepona, Mijas, and Málaga, matched to your chosen model. Plots typically range from €400,000 to €1,500,000. A reservation fee holds the plot and initiates legal due diligence.

Planning & Design

Months 1–2. Our registered architect submits the proyecto básico and proyecto de ejecución to the local municipality. Finish package and any layout customisations are signed off. Factory production is scheduled and materials ordered. Licences on urban land typically take 3–6 months.

04

Factory Build

Months 3–8. All structural components, services, internal finishes, carpentry, and façade are produced at our Málaga facility under controlled conditions. Site groundworks and foundations proceed in parallel on your plot.

On-Site Installation

Months 9–10. Villa modules are transported and craned into position on-plot. Structural connections, service integrations, pool construction, and terrace formation follow the assembly programme. Zero structural waste on site.

Handover

Months 11–12. Final finishes, landscaping, snagging, and full documentation: A+ energy certificate (CEE), certificado de fin de obra, 10-year structural warranty, and keys.

Construction Method

How We Build

Every Domus Eco Villa is produced at a dedicated manufacturing facility on the outskirts of Málaga. The industrialised building system was developed over a decade with passive-house architects and mechanical engineers across Northern Europe.

Each villa’s structural components are produced in full under factory conditions — from the concrete core through to finished cladding — at tolerances not achievable on a traditional masonry site. Earthworks and foundations proceed simultaneously on the plot. Units are transported and installed section by section. The result is a verified A+ thermal envelope, zero on-site structural waste, and a predictable programme from contract to handover.

A Domus Eco Villa is a precision-engineered, industrialised luxury villa built using industrialised construction techniques at our own factory in Málaga. Each villa achieves an A+ Spanish energy certificate through passive solar design, 300mm insulated wall panels, triple-glazed aluminium windows, aerothermal HVAC, and a 10 kWp solar array with battery storage as standard.

The total build programme is 12 months from contract signature to key handover. Months 1–2 cover planning and design finalisation. Months 3–8 cover factory production at our Málaga facility — structure, services, all internal finishes, and carpentry produced under controlled conditions. Months 9–10 cover on-site installation, transport, and groundworks. Months 11–12 cover final finishes, pool, landscaping, snagging, and handover complete with A+ energy certificate and certificado de fin de obra.

Twelve models are available, from the entry-level Arcadian (3 bed / 1.5 bath, 117 m² built, from €592,800) to the flagship Royalty (7 bed / 5.5 bath, 705 m² built, from €2,774,393). All prices include IVA and correspond to villa construction only. Plots are not included and typically range from €400,000 to €1,500,000 depending on location. Domus Invest can source and manage plot acquisition separately.

Non-EU buyers can purchase and mortgage Spanish residential property without restriction. Major lenders including Santander, BBVA and CaixaBank offer mortgages to non-residents at 60–70% LTV of appraised value. Since August 2025, most lenders require a valid energy certificate before approving a loan — Domus Eco Villas are delivered A+ rated from day one, meeting this requirement without any additional assessment. Green mortgage products offering reduced rates of 0.1–0.2% are available from several providers for A and B rated properties. Domus Invest works with recommended mortgage advisors specialising in non-resident financing on the Costa del Sol.

Yes. The industrialised building system allows floor plan variations within each model’s footprint. Buyers select from three finish packages — Essence, Prestige, and Signature — covering kitchen brands, stone finishes, bathroom fittings, and smart home specification. Custom layout modifications are possible during the first 8 weeks of the factory build phase.

Under the EU’s Energy Performance of Buildings Directive (EPBD), transposed into Spanish law in 2026, properties rated F or G face a ban on sale and rental by 2030, and D-rated properties face mandatory upgrades to remain lettable by 2033. Around 80% of existing Spanish homes carry an E, F, or G rating. In practice, low-rated properties are already trading at a 15–20% “brown discount” versus A or B rated equivalents. Major banks including Santander, BBVA, and CaixaBank now offer reduced mortgage rates of 0.1–0.2% for A or B rated properties, and since August 2025 many require a valid energy certificate before approving a loan. A Domus Eco Villa is delivered A+ rated and NZEB-compliant — fully aligned with current and future regulatory requirements from day one.

Independently modelled annual energy consumption is 25–35 kWh/m², versus 90–120 kWh/m² typical for a comparable conventional villa on the Costa del Sol. In practice, owners report annual electricity bills of €800–€1,400 for a 4-bedroom eco-villa with solar and battery storage, compared to €4,500–€6,000 for a traditional equivalent.

Yes. Domus Invest provides a full plot sourcing service for buyers who do not already own land. We work with an established network of landowners and vendors across Marbella, Benahavis, Estepona, Mijas, and Málaga. Plots are pre-assessed for build feasibility and planning viability before being presented to clients. Plot prices on the Costa del Sol typically range from €400,000 to €1,500,000 depending on location, size, and characteristics. A reservation fee secures the plot while legal due diligence is completed by our recommended legal partners.

Building an eco-villa in Spain requires a licencia de obras mayor (major works building licence) from the local municipality. Domus Invest manages the full planning application on the client’s behalf, including the proyecto básico, the proyecto de ejecución, and all technical documentation prepared by a registered architect. On urban land (suelo urbano), licences are typically granted within 3–6 months of submission. Planning management costs and municipal fees are included in the Domus Invest consultancy service. Agricultural or protected land classifications require separate reclassification and fall outside the standard 12-month programme.
