Sotogrande is the largest privately owned residential development in Andalusia, originally established as a gated community and since evolved into an open resort within the municipality of San Roque. Located 25 kilometres northeast of Gibraltar at the western end of the Costa del Sol, the development spans 25 km² that stretch from the Mediterranean into the foothills of the Sierra Almenara.

Renowned for a sophisticated yet relaxed lifestyle amidst stunning surroundings and a mild Mediterranean climate, Sotogrande was developed in the 1960s under inspiration drawn from Palm Springs and has earned recognition as an architectural showcase ranging from traditional Andalusian to bold contemporary design. Strict building regulations have preserved its natural beauty and kept density low; palm-fringed avenues, native oak forests and the azure Mediterranean create the idyllic backdrop of the estate.

The surrounding landscape is equally varied — from the coastal charm of Sotogrande Costa to the elegant golf communities of San Roque and the picturesque cork forests of the Sierra Almenara. The beaches of Tarifa, the Alcornocales Natural Park and Gibraltar are all within easy reach.

Things to do in Sotogrande

Sotogrande Marina is the social heart of the estate, with more than 1,300 moorings and a fantastic mix of fine dining and relaxed beachside venues. The beaches stretching from Sotogrande Costa to Torreguadiaro are lined with chiringuitos and beach clubs — the Trocadero Sotogrande Beach Club is among the most iconic — while the weekly Mercado Histórico de Sotogrande brings antiques and crafts to Ribera del Marlín every Sunday morning.

Sport defines much of the area’s identity. Five golf courses include the legendary Valderrama, host of the 1997 Ryder Cup, and the famed grounds of the Santa María Polo Club — dubbed the “Wimbledon of Polo Pitches” — host the Sotogrande Music Festival each summer. Tennis, padel, rugby, sailing and diving clubs complete a sporting offering that has few rivals in Europe.

Infraestructure

Sotogrande sits at the western end of the Costa del Sol, in the province of Cádiz and the municipality of San Roque. Two access points connect the estate directly to the A-7 coastal highway, and the AP-7 motorway brings Málaga Airport within roughly an hour and a half.

Gibraltar Airport is just 25 minutes away — a useful alternative for UK-bound travellers — and Jerez Airport is reachable in around 90 minutes. A car remains essential for daily life in the resort, though the M130 bus route links Sotogrande to Estepona and La Línea.

Healthcare

European Union citizens can access medical care in Sotogrande using the European Health Insurance Card. By becoming a resident or contributing to Spanish social security, residents gain access to free public healthcare through the Centros de Salud network.

The closest public hospitals are Costa del Sol Hospital in Marbella and Hospital La Línea de la Concepción. Humanline Sotogrande, in the Centro Comercial Sotomarket, provides specialised orthopaedic and general medicine, while the nearest private hospitals are Hospital Quirón and Hospital Hospiten Estepona.

Education

Sotogrande and the surrounding San Roque area combine international, local private and state schools. Admission to state schools is typically based on the pupil’s residential address.

Sotogrande International School (SIS) is one of southern Spain’s most respected institutions — an International Baccalaureate school welcoming students from more than 40 nationalities aged 3 to 18, and the only English-speaking international school on the Costa del Sol with a boarding option. Other strong public options include Colegio Carteia, Colegio Santa María Coronada and Colegio Gabriel Arenas.

Sotogrande is geographically and operationally distinct — technically in Cádiz province, functionally a private estate. A closed-network golf and polo community with a separate buyer universe from the Marbella corridor. Transaction density is low; asset quality and scale are the primary drivers.

Different buyer universe and product type. Sotogrande buyers are not cross-shopping Marbella — they are buying into a specific community model. Marbella offers liquidity; Sotogrande offers exclusivity at lower density.
